California-based Lifescapes International will design the master plan for Bayside—a $1 billion lagoon on Lake Ray Hubbard in Rowlett, Texas. The 262-acre project will feature the first crystal–clear lagoon in Texas. The firm was selected based on its experience designing mixed-use vacation resorts such as the Mansion at MGM Grand in Las Vegas. Bayside will reside 20 minutes outside of Dallas, existing as an open-air destination in the middle of a metropolis.

The focal point for the Bayside lagoon is the 300-foot-long show fountain, and 250 water nozzles, 29 fire nozzles, and two laser-projected screens will showcase the extravagance of the resort. Along the private lagoon, Bayside will feature private beach clubs, swim-up bars, cabanas, and gardens. Three thousand residential homes and 700 hotel rooms will be housed in 1.5 million square feet of space. The remaining $1 million square feet will be utilized for retail, dining, entertainment, and offices. Construction is set to begin in March and slated to complete in 2019.
