Project Description

Project is located in a prime area, one of the most eclectic neighbors in Kansas City. A walkable community with retails, restaurant, bars and across the street from the University of Kansas medical center, and is within walking distance of several bus routes. Our main goal was to produce a mixed-use project that incorporated ground floor retail on primary corner. Due to the demand for this area, we had to design very high density, at 109 dwelling units per acre. We had efficiently designed units between 573 sq. ft. and 1,046 sq. ft. To response the context of neighbors and location, we designed modern style of architecture, but still a timeless downtown feel with good pedestrian environment. Feather lite blocks and bricks on the ground levels and lower portion of the building façade would give the pedestrian friendly environment as well as a good base of the overall building façade. Stucco façade with bands / cornice details gives good modern / clean elevation with different sections of colors and variations for the top part of the façade. Juliet balconies of the dwelling units along the public streets gace an urban feel that would fit into the neighbor’s context. Tight setbacks and stoops would also give a cozy feeling for the pedestrians and easy access to the retails on the ground. The corner tower would create nice anchor for the retail on ground and make the sense of destination for the project as a landmark. The challenge at the site was the size and grading. The site was extremely tight in terms of dimensions to accommodate enough parking, retails and dwelling units that owner wanted. To be able to achieve the goal, we had to design two levels of parking / retail podium and dwelling units above with landscape deck above podium. The grading was quite severe, but we managed and make it an advantage for the project, that created two different levels of entry to the residential parking garage and retail / guest parking deck both off of the ground levels.
