Project Description

The design intent for the private residence at 2745 Umatilla Street was to create a contemporary urban family estate that related to both the neighborhood scale and the greater scale of the City. The Residence is located at the southeastern edge of the Highlands Neighborhood within the Stonemason’s Row Historic District. The property consists of a long narrow lot with an underground utility easement that encumbers the south 24’ making the buildable area about 30’ wide and 135’ long. The front façade of the home was designed to address the scale and proportion of the Historic District. The modern black brick at the street elevation has clean, simple details as to not conflict with the more ornate stone details of the neighboring homes. The main level windows at this façade are large picture windows and the upper level windows are a series of smaller recessed openings that maintain the scale and proportion of the district. The building profile is defined with a large overhanging roof eave that reinforce the rhythm of the signature parapets of the neighboring historic stone residences. In contrast to the front façade, the south elevation transitions to more contemporary materials. Large sections of curtain wall contrast the punched openings of the street front elevation. While this façade is broken up vertically by a series of overlapping planes and elements it is designed to address the scale of the city. From its location on the Highlands bluff, the residence has a see and be seen attitude. This facade includes floor-to-ceiling windows that provide unobstructed views of downtown and Rocky Mountains. On top sits a roof deck that incorporates a frameless glass guardrail to continue the uninterrupted views. The interior of the home consists of 4 bedrooms and 8 baths. There are entertaining areas on all 4 levels that capitalize on the views. The residence incorporates a four-story, steel mono-stringer staircase with walnut plank treads as well as an elevator. The open main level integrates a kitchen, living and dining area in a free flowing layout. Rough exposed concrete walls contrast with the clean lines of the plan and furnishings. This living space flows vertically to the upper level showcasing a 2-story concrete fireplace wall complimented with a grand chandelier. The kitchen back splash is contemporary art painted glass. Its bold colors as well as the bold color art work contrast the monochromatic interiors. The master suite includes a bedroom with floor to ceiling curtain wall, the remaining walls are upholstered with luxurious material. The clean contemporary lines of the master bath slab and fixtures are contrasted with tile that is exotic animal textures adding a playful tone to the space. Many elements of the project explored contrast and connection of materials, textures and colors both at the exterior as well as the interior. We worked closely with the neighborhood, client and interior designer to create a bold statement for the residence and for the city skyline.
