The project site is located on the north side of Ludlow Street, between South Broadway and Riverdale Avenue in Yonkers, New York. The brownfield parcel, consists of a total of approximately 27,930.00 square feet. The site is a 10-minute walk to the Metro North train station and several city bus lines with stops adjacent to the site. Community and retail facilities are well within walking distance from the site.
The new proposed development entails demolishing the existing buildings and paved areas and replace them with an 8-story, 67,389 square foot, senior housing building. The building design consists of seventy two (72) units, 71 one-bedroom section 202 units for the elderly with full bath & kitchen, and one 2-bedroom unit which will be reserved for the building’s superintendent.
The design of the building incorporates passive solar orientation locating the massing east-west allowing for South and Northern exposures for the apartments. Sun-Shading devices are envisioned for the South facing facade to maximize sun exposure during the winter time and minimize solar gain during the summer. An array of photovoltaic panels is planned for the roof of the elevators bulkhead, sky lobby and mechanical rooms at the roof. The on-grade landscaped parking areas are located to the rear of the property to minimize excavation . Permeable concrete driveways and grass paver systems for the parking spaces are being considered to improve storm water management. Green buffers/screens and native trees are planned at the perimeter of the parking area along the property lines including shade trees. A linear landscaped outdoor seating area is planned as well adjacent to the ground floor lobby’s west glass wall.
At the ground floor, the building will have the residential lobby with a interior seating area, mail room and 3 offices with a waiting area; two elevators and two stairways. There will be an exercise room, a community room with kitchenette and public bathroom and an adjacent laundry room fronting Ludlow Street.
The building will have a partially covered outdoor seating deck which is accessible from the Laundry and Community room and from the street. One of the 71 senior units and the super’s apartment are located at the ground floor.
A landscaped recreational area for residents is planned at the roof overlooking the Hudson River and will accommodate a combination of outdoor wood decks (seating areas) an extensive green roof and edible community gardens to promote urban agriculture.
The Building’s design and specifications will comply with HUD’s Minimum Property Standards, and other applicable HUD Standards, guidelines and criteria.
The building will have green/high performance features with smart building technology. The client has applied for the NYSERDA Energy Star Multifamily Program, which provides technical assistance and rebates for projects that are at least 15% more energy efficient than the minimum NY State Code requirements ( ASHRAE 90.1-2007). The building is expected to have a minimum of LEED for Homes Silver certification.
