During the AIA 2012 National Convention and Design Exposition, the AIA announced that it is launching five new sustainable-project construction documents in response to overwhelming demand from sustainable designers.
“The AIA is committed to meeting the immediate and evolving needs of the marketplace and these new documents reflect that commitment by addressing the dramatic shift in the industry toward sustainable design,” said AIA contract documents managing editor Molly Lindblom in a release.
The new documents “apportion the new roles, responsibilities, and risks inherent in sustainable design and construction projects to the party in the best position to address them,” according to the release. In addition to the release of the five new documents, the AIA released an updated scope-of-services document for LEED certification.
The documents are as follows:
1. A101™–2007 SP, Standard Form of Agreement between Owner and Contractor, for use on a Sustainable Project where the basis of payment is a Stipulated Sum
2. A201™–2007 SP, General Conditions of the Contract for Construction, for use on a Sustainable Project
3. A401™–2007 SP, Standard Form of Agreement Between Contractor and Subcontractor, for use on a Sustainable Project
4. B101™–2007 SP, Standard Form of Agreement Between Owner and Architect, for use on a Sustainable Project
5. C401™–2007 SP, Standard Form of Agreement Between Architect and Consultant, for use on a Sustainable Project
6. B214™–2012, Standard Form of Architect’s Services: LEED® Certification
“The new Sustainable Documents provide a comprehensive approach to managing sustainable projects—from initial goal-setting through project completion and certification – and allocating responsibility among project participants,” said attorney William Kelley. “They are also integrated into the already-familiar conventional family of AIA Contract Documents, which is especially convenient for the end user and further reflects the AIA’s commitment to providing users with valuable tools.”
