Project Description

Bryant Street is a ‘Main Street’ neighborhood center redevelopment of a 13-acre, surface parked, strip shopping center. The redevelopment program is for 1,500 residential units, 150,000 sf of in-line retail, an 80,000 sf grocer, and a 950 seat dine-in movie theatre. Located adjacent to the train tracks at the Rhode Island metro station, the neighborhood center not only provides TOD ridership and placemaking services at the station, but, with its grid framework of streets, open spaces, and pedestrian ways, it makes multiple connections to the surrounding neighborhoods, making the entire are more walkable from home to station platform.

While the shopping center had a single driveway connection on 4th street and a sloping driveway connection to Rhode Island, the redevelopment is conceived to extend existing Bryant Street from the neighborhood to the west into the site and make a connection thru to the Metropolitan Branch Trail and ultimately the Rhode Island Metro Station. Two sloping streets make the connection from Bryant Street extended down to Rhode Island Ave. A strategically situated public park facilitates connections to the Metropolitan trail and two stair connections provide a stair link to the adjacent uphill apartment community.
