Guided by the principles of the Downtown Dublin Specific Plan, this project design was guided by principles of regional transportation connectivity, setting the stage for future city growth, and creating pedestrian scale walkable neighborhoods. The project consists of a high-density, transit-oriented residential development, utilizing a site adjacent to the new Dublin BART station. Our design objective was to set a contemporary urban tone, and as a consequence, all ground floor residential units were designed with direct access from the sidewalk with individual stairs/stoops. The architecture also purposely distinguishes different project edges, and strives for an almost civic character for the facade facing the main BART station access street, while providing a more distinctly residential feel for the less exposed edges of the project. Project amenities include a fitness room, recreation room, swimming pool, spa, barbecues, and outdoor fireplaces. The site’s proximity to the West Dublin/Pleasanton BART station provided an opportunity to pursue a sustainable high-density residential design that supports this transit-oriented area vision. Pedestrian connectivity and access to transit were major features of our planning philosophy. The creation of a two-lane roadway connecting our parcel to adjacent sites sets up future development and urban framework for the overlay district. Stoops on the ground floor units as well as strategically located residential lobbies enhance the perimeter of the site and activate the sidewalks. The elevations on Golden Gate Drive and St. Patrick Way are the most public and visible edges of the building, so the design response was to provide enhanced materials for the building facades as well as landscape improvements in the public realm, including fountains and a grand staircase. The modern architectural vernacular is characterized by glass corners, metal railings and accents, vibrant accent colors, and decorative cornice lines which set a stylistic context for the emerging community.
