Major Design and Planning Obejctives for Glendora Station: 1. Create an urban residential village at a future transit stop 2. Minimize the number of homes along the rail edge 3. Design a building type with architectural style complementing the existing city character 4. Address the city’s desire to create a signature building configuration and architectural style to blend with the existing adjacent post office 5. Offer a variety of home types with market appeal to a broad range of homebuyers 6. Recognize the prominence of the corner location and provide an attractive public space as neighborhood statement Long, narrow, curved sites bordered on one side by a railway/future rail stop and busy local street on the other, presents numerous challenges that demand creative solutions and opportunities. The desired approach was to design a courtyard townhome with the majority of front doors and large semi-private yards on three sides of the building to face paseos/courtyards and existing streets. The garages are tucked into motorcourts accessed from a single-loaded alley along the rail edge, which serves to buffer the homes from the rail. This “C-shaped” building design consists of two and three story townhomes in a contemporary craftsman style creating an attractive energized streetscene from the public realm. To avoid the redundancies of traditional townhome developments, varied massing and diversity of materials are expressed with each building. A special elevation style of brick detailing plus modified building configuration and orientation to the street added unique character and compatibility with adjacent post office. The landscape concept reflects the city’s authentic agricultural history with citrus trees individually theming the courtyards, large canopy trees along the public streets and decorative wall at the prominent corner displaying local city history. The well-designed outdoor spaces accentuate the timeless quality in this overall design.
