Project Description
Goal: To create a 2-story townhome product using variable width plans that maximize square footage, allow for useable outdoor areas, and provide sensitivity to the overall site plan. Located in the heart of San Juan Capistrano, this project perfectly encapsulates the Ranch feel by incorporating the homes along trails and plenty of open space. Three elevation styles offer variation within the buildings making for a diverse and appealing street scene. Designed with Spanish, Adobe and Monterey elevation styles, this alley-loaded product consists of 4 and 5-plex residences with open floor plans, outdoor living spaces, and an abundance of upgraded amenities. When designing these townhomes, careful attention was paid to the massing and stacking resulting in increased articulation and flow within the neighborhood. In order to maximize opportunities for outside space, Plans 3 and 4 have side courtyards, while plans 1 and 2, and 2x are recessed allowing for entry courtyards. Unusual for most townhomes, we designed Plan 4 so that it offered a first floor bedroom. The floor plans offer an open-concept kitchen and dining areas perfect for entertaining guests or leisure nights with your family. Floor plans range from 1,421 – 1,756 sf. and include 3-4 bedrooms, two car direct access and ample storage space. The projects major constraints included the location of the entries along with grading as they were heavily controlled by the master developer.
