Project Description
This mixed-use development is located within walking distance of the University of Notre Dame and a mile from downtown South Bend. Designed to attract professors, students, and professionals, the community offers 90,000 square feet of retail, 82,000 square feet of offices, 266 apartments, 100 for sale condominiums, 63 city home residences, and a 150-unit hotel and an extended stay lodge. Designed to reflect the existing architectural vocabulary of South Bend, its Midwestern palette subtly varies between traditional vernacular and contemporary in order to achieve an authentic eclectic flavor. The development is pedestrian-oriented with storefronts located directly on the street, residential scale front stoops, street trees, benches and ample sidewalks. A 5-story parking garage is also successfully incorporated into the streetscape by being stylistically disguised by one of the buildings. One, two and three bedroom apartments and lofts feature spectacular views of the University of Notre Dame campus, exposed brick walls, and hardwood floors. Community amenities include a 24-hour fitness center, game room with billiards and foosball, club room with Wii and Xbox systems, gourmet kitchen, and rooftop deck. The result of this infill revitalization is a vibrant 24-hour place to live, work and play. The retail storefronts are 93.8% leased, 99% of the apartments are leased, and 100% of the office space is leased. All but one of the city homes has sold and the hotel is in high demand for rooms year round.
