Washington, DC – Republic Properties Corporation (RPC) has named its ultra-luxury residential building - 1331, which is the building’s street number on Maryland Avenue, SW. Situated adjacent to the Jefferson Memorial and the Tidal Basin on 14th Street at the D.C. and Virginia line, 1331 is a sophisticated 14-story building in the middle of all of the entertainment, dining, fashion, nightlife, and commuter conveniences of the surrounding area, in close proximity to national monuments and within walking distance to The Wharf waterfront. The residential tower is adjacent to the Mandarin Oriental Hotel and will offer sweeping views of the National Mall and the U.S. Capitol, as well as the Jefferson Memorial, the Tidal Basin and across the Potomac River to Virginia.
Designed by New York-based Robert A.M. Stern Architects (RAMSA), the distinguished design for 1331 pays homage to the architectural character of the Southwest neighborhood and the monuments and office buildings of D.C.’s Federal Center. The firm is known for its many record-setting apartment and condominium buildings in New York City and around the world.
Blending modern and traditional design strategies and adapting ideas developed for tall buildings in New York to Washington's horizontal urbanism, the design for 1331 offers limestone-colored masonry facades articulated with an expressive variety of window patterns, bays and balconies. The building wraps a landscaped south-facing courtyard that increases the number of apartments opening to the spectacular views.
The triangular site presents a slender face to Maryland Circle, where a grand entrance leads to a sweeping stair that connects the main lobby with the 4,000-square-foot lower-level fitness center. At the rooftop, the design breaks free from the main masonry mass with a glassy pavilion accommodating a multi-faceted rooftop oasis outfitted with an infinity pool, two private club rooms, a walking “Sky Track” path, fire pits, grilling stations and a lounge.
“1331 looks to Washington's great tradition of Classicism to honor a key site overlooking the monument-studded landscape of the Tidal Basin and the Potomac,” says architect Robert A.M. Stern. “As well, it seeks to join the local tradition of distinguished apartment houses like the Kennedy-Warren, with a syncopated pattern of windows that conveys a sense of individuality to the apartments.”
1331 offers a superior lifestyle dwelling with best-in-class features consisting of 373 residences, many showcasing distinct and unique panoramic views. The building also features a drawing room/library with outdoor terraces and private seating areas throughout the lobby level.
