Project Description
This is our third townhouse project as architects and developers and provided the challenge of a very small site. We responded with the design of the garages tucked under the living space which offered the opportunity of a story and a half volumetric living room fronting the street. The bedrooms stack on top of this level and penthouses and roof decks above. We literally built property line to property line which was made possible by a shared driveway with the adjacent condominiums.
The project is comprised of two unit types. Four of the units are 1,834s.f. and include penthouse accessed roof decks with urban and mountain views. The remaining three units are 1,656s.f. each. Pedestrians enter from street side into the 1-1/2 story living room with large south facing windows. The second floor contains the dining, family room, kitchen pantry and half bath. The third floor has two master bedroom suites with private bathrooms and walk-in closets. The south bedrooms have balconies.
The organization of the units is provided by the open stair that connects all levels visually and fills the units with natural light from its central skylight. The materials of the exterior include stucco, cement board siding, metal railings, canopies and hardwood decks. The units are designed to accommodate an elevator should owners want to add them in the future. The design is guided by sustainable principals and complies with the EPB Energy Right Program.
