Project Description
Located north of downtown sat a vacant lot that was formerly a foundry. Recognizing the demand for the “downtown experience” in housing and the steady growth in the Grand Rapids market, the owner selected the site for a new apartment building.
Ghafari provided architectural and interior design services for 601 Bond, collaborating closely with the owner, contractor and our consultants during all stages to address the unique concerns of a downtown redevelopment. Our team faced a myriad of challenges with this project, from designing around the context of the area and its adjacent properties, to addressing what was left behind from previous uses and structures.
This new 16-story building has a modern, high-end appearance with views of the Grand River and downtown. It contains 202 apartment units, five stories of parking, and 4,000 SF of storefront for retail or restaurant use, in addition to boasting amenities such as a rooftop deck, fitness center and lounge, and a pet grooming station.
The design recalls the past while using modern practices to create a building that is both distinguished and contemporary, while still contributing to the fabric of the neighborhood. For instance, the exterior is comprised of red-blended brick, which is an intentional nod to the turn-of-the-century buildings nearby, and steel sash windows with dark metal window wall expressions.
The project’s location is vital to attracting tenants due to its close proximity to the city’s major healthcare systems and lifestyle amenities. At 16 stories, each with cast-in-place post-tension concrete floors, it is the 11th tallest building in Grand Rapids.
