Project Description
Arris takes its place on the most prominent site of The Yards, a new mixed-use riverfront neighborhood on the former grounds of the Washington Navy Yard Annex. Arris offers 327 rental apartments, including micro-apartments and affordable units integrated among the market-rate residences, some with direct views to the Yards Park, the Nationals Park baseball stadium, and the U.S. Capitol. The new 11-story building distills the existing character of the site and follows guidelines established by the Washington, DC State Historic Preservation Office. Arris's five-story red brick base and metal detailing take their cues from neighboring industrial buildings converted to apartments and offices. Over 19,000 square feet of ground-level shopfronts wrap the building on its north, east, and south sides, weaving Arris into the new mixed-use neighborhood. The building's E-shaped plan creates two west-facing residents' courtyards that open to a mid-block pedestrian mews linking retail space along Tingey Street to the waterfront. A quiet refuge from the surrounding city, each courtyard is accessed directly from the building's lobby and suite of ground-floor amenities, including a lounge with flexible seating, a catering kitchen, meeting rooms, and a game room. Above, a zigzag curtain-walled superstructure captures light and diagonal views. On the roof, a landscaped deck with an open-air swimming pool overlooks the Anacostia River. Pursuing LEED Gold certification, the building features green roofs on each of the three courtyard-bounding blocks, an on-site water retention system, low-flow fixtures, UV-blocking glass coatings, and an efficient HVAC system.
