Project Description
This affordable Central Valley housing community provides a variety of two-story garden-style and three-story walk-up apartments. The 2- and 3-bedroom residences offer open floor plans with natural light, energy-efficient fixtures, and decks or private terraces. Many project features contribute toward the pursuit of LEED Gold certification and include: photovoltaic roof panels that powers common area lighting; “cool roof” to lower heat gain; panelized walls framed off-site to minimize waste; specialized framing to help energy conservation and reduce lumber usage; use of “low” or no VOC products.
Due to the immediate proximity of a freeway to the south, the individual residences are provided with filtered fresh air using a temperature moderating ERV system in conjunction with their energy-efficient mechanical system. High STC windows and buildings oriented to protect outdoor community spaces also address traffic noise.
Leasing offices are located in the central community building, where amenities include a computer room, bicycle storage, and laundry facilities. An operable glass wall connects the community room with an open lanai and outdoor activities center, including a tot lot and swimming pool.
The grounds are landscaped with native and drought-tolerant species, a variety citrus bearing trees, and incorporate rain gardens to capture rainwater on-site. Raised beds are provided for community gardens.
