Dock 79 and the Maren are phases 1 and 2 of a 4-phase urban design intervention located on the very prominent site situated between the Nationals Ballpark and the Anacostia River. Dock 79 is 305 apartments and 20,000sf of retail and the Maren is 264 apartments and 7,000sf of retail.
Dock 79, the eastern building, forms and activates the plaza to the east that links both visually and spatially the ballpark to the Anacostia Riverfront Trail, as well as the river itself. The face of the building is set back to allow the south east stadium exit discharge ramp/stair to connect directly to the plaza.
Recognizing the site’s relationship to the Anacostia River and the importance of the water views, the building is U shaped with an internal courtyard oriented towards the water. Toward the water the building facades open up with extensive glass surfaces, large balconies, and solar shading devices and afford expansive views out. Toward the stadium, the building projects a different character; one modeled on the site’s industrial past. A masonry base, with a floating masonry grid, metal accents and railings, all recall the industrial heritage of the area.
The Maren builds on the groundwork of Dock 79 and is a bar building oriented alongside its predecessor to form a laneway urban design connection between Potomac Ave and the waterfront (the plaza being the model). The Maren employs saw tooth side facades to offer views of the Anacostia. Large units with expansive outdoor balcony terraces overlook the river and take advantage of the location to create value. The roof deck offers panoramic views and features a fitness center, club room, private grilling terraces, an infinity edge pool, and lush green roofs.
