Project Description
Modern on M is a pair of new buildings designed to accompany a pair of important I.M. Pei buildings and fill out a block in Washington DC. The work involved the renovation of the historic buildings and construction of new buildings and the courtyard spaces between them. The buildings are designed and scaled to be both deferential and yet at the same time promote their own identity. The LEED Silver project is situated in Southwest Washington, DC, and is adjacent to the Southwest DC revitalized waterfront called the Wharf. Taken together, the four buildings create an urban ensemble that spans a city block, frames a public park and provides more than 1,000 housing units, and street retail that integrates it into the streetscapes of the city.
Mill Creek Residential was able to win the competitive bidding process for the project by employing a market-savvy solution for the new building. The new buildings are concrete podium and wood frame constructed buildings. And these buildings capture the floor area and program of an eight-story building in 7 stories in 2 ways. Inboard bedroom units help expand the depth of the floorplate. And the buildings take full advantage of the 85 feet in height allowed by the building code as the uppermost floor of units contains 2 level loft apartments. An upper level amenity roof terrace offers dramatic views over the junction of the Anacostia and Potomac Rivers.
