Project Description
Located at the prominent intersection of Powell and Hollis Streets in Emeryville, California, this new 4-story, 311,000 sq ft mixed-use development is a distinct and complimentary addition to the surrounding mix of residential and commercial developments. The 166 for-rent apartments, spread among two buildings, consist of a mix of studios, 1-, 2-, and 3-bedroom units plus 14 live/work/flex spaces. Each of the buildings has its own South facing courtyard plus a shared spa, swimming pool and fitness facility. Ground-floor retail and restaurant space with 15 foot ceilings engages the street and invites pedestrian traffic to the area. To create a landmark at the busy intersection of Powell and Hollis Streets, we designed a small public plaza at the corner plus a tower of translucent Channel glass above a grand staircase. Further accentuating this corner and placed above the staircase, is the “Crossing Signal Mosaic” light sculpture created by Emeryville based artist, Therese Lahaie. In keeping with the industrial neighborhood, the façade utilizes a material palette of stucco, metal siding, brick, and wood. The design of the buildings is contemporary using varying roof heights, bays, windows and materials to break up the massing and the bulk. Building B incorporates an existing brick building (originally a paper mill) into the façade. In order to engage the brick building instead of stepping back from it, the material is metal siding providing a varied façade with different planes that respect the existing brick. Units are situated around the south facing courtyards that open up to the quieter and more residential Stanford Avenue. Trellises on either side of the courtyards accentuate the step down in massing which also provides additional sun exposure to the courtyard. The Southside also fronts a new landscaped park with bicycle parking, a picnic area and Emeryville’s first off-leash dog park. Residents have access to a number of amenities, including expansive views of the San Francisco and Oakland skylines, private courtyards, a resort-style pool with spa, business center and a 24-hour fitness center. Each unit features an open-plan interior layout plus 9-foot ceilings in flats and 15-foot ceilings in live/work units, and modern European-style cabinets and granite countertops.
