Project Description
The owners of this property are empty nesters who live on a private lake in the city limits of Lincoln, NE. They like to entertain frequently, however the original rear yard was not very usable for out door gatherings because it faced west and had very little shaded areas. It would get so hot on the patio that no one wanted to be outside and enjoy the lake. There were masonry retaining walls across the rear yard which blocked the view of the lake. The goal of the remodel was to provide an out door adult entertainment space that allowed for a variety of gatherings through out the entire spring/summer/fall seasons. The project started out with the covered patio & deck, a fire pit and various raised planters. The owner originally did not want a pool! After the existing rear yard was demolished the owners decided they would like to redesign the rear yard to include an infinity edge pool. The completed project now has daytime entertaining spaces both under cover and open air as well as night time entertaining spaces complete with a fold down 60" TV on the second floor deck. There are inferred heaters in the ceiling of the patio and the deck in order to allow outdoor use even on chilly Nebraska nights. The owners were concerned about keeping as well as improving the open views of the lake from both outside as well as inside their home, yet they wanted to have some privacy from the neighbors on each side of them. Demolition of the original rear yard started in April 2016 and the project was halted shortly after that in order to redesign the project to incorporate the pool. There were some zoning setback issues and neighborhood covenant issues that had to be resolved prior to proceeding with the new project. Construction on the pool was not able to begin until late September 2016. In order to keep the project moving over the winter, a heated wood and plastic enclosure was built over the majority of the rear yard. The project was completed in June of 2017. Access to the project was extremely limited. The side yards are only 5'-0" wide and air conditions are located on both sides of the house and the edge of the pool is only 5'-0" from the existing sea wall of the lake. A wooden "roadway" had to be built on the side to level out the different heights of the owner's sidewalk and the neighbor's sidewalk. No equipment wider than 7'-0" could access the rear yard. The stainless steel stairways had to be craned over the house and set in place and all concrete had to be pumped in. This project has taken a lifeless rear yard and turned it into a resort quality adult entertainment space. The owners have said they have used the back yard more in the last 12 months than they had in the last ten years combined! That is a successful remodel!
