Project Description
The Current is a 16-story residential high rise that creates an important gateway to the eastern edge of the Long Beach downtown core, and important retail/restaurant opportunities along Ocean Boulevard. The 10,000 sf of retail and a new public plaza, together with a future phase adjacent tower, create a focal point for public activity and a link to the existing neighborhood to the north. The tower design is inspired by the early Southern California modernists such as Schindler and Neutra. It includes white aluminum panels and large mounts of glass and expansive terraces to take advantage of the warm weather and incredible ocean and city views. A large 5th floor pool terrace, amenity space and ground-floor public spaces provide residents with opportunities to engage with the street below and the city beyond.
Certified LEED-ND Gold and LEED-NC Silver, the community includes various energy-efficient design elements including heat absorption minimization from the sun and energy-efficient lighting systems. Water conservation with low-flow plumbing fixtures provides 30% more water efficiency than a standard system. More than 50% of the construction materials contained recycled content and were manufactured regionally or salvaged. Moreover, about 80% of all construction waste was recycled. Taking advantage of natural ventilation from the ocean breeze, operable windows and an ECODUCT system were added throughout to direct ocean air directly into each unit. The need for electric light is minimized by occupancy sensors and large glazed windows to take advantage of natural daylighting in all common areas and residences.
