Located in an up-and-coming north oak cliff neighborhood in Dallas, the Zang Triangle project presented both a challenge and an opportunity to the developer and the design team. With a target market of active professionals working at nearby hospitals and within Dallas, the site on Zang Boulevard is convenient to nearby Bishop Arts District, downtown Dallas and a major highway. A trolley line route serving the Oak Cliff neighborhood is planned right by the site along Zang Blvd. To maximize building footprint on the sloping triangular site, units are built up to the sidewalk, surface parking are kept to the minimum, and a partial terrace level resulted in a five story massing at the leasing office area. The sweeping view towards downtown Dallas and the Trinity River is quite stunning, all the units feature balconies and large windows, taking in such views. Equally important is view toward the project itself; posing as a gateway to the revitalized neighborhood, the architecture design reflects the urban character of the project. An otherwise large massing that takes up the entire block is broken up by unique courtyards, the use of different materials, balcony projections, and different color bricks. The north corner elevation stands out architecturally from the rest of the building with a metal-cladded curve massing that follows the curvature of the sidewalk. At the base of this corner elevation, large windows broken horizontal patterns let in view into the double height leasing office inside. A required exit stair stands adjacent, enclosed in horizontal wood slats and lit at night it contrasts the metal cladding. At the heart of the project is a larger courtyard. A rusted iron low wall with window boxes separated the courtyards into two areas; one with an outdoor seating and the community lounge with glass overhead door, while the larger area features the pool with an adjacent exercise room. The project was a collaborative effort between the project team, the owner, local governments and with funding both from private and public entities. Designed and built during the recession in an area that is still considered to be going through a transition into a stable development, the project is both a risk and a opportunity for the developer. As it turned out, it was a wonderful addition to the community as it generated new energy to its surrounding. This year, the Regional Transportation Council announced a trolley line will run from Downtown Dallas Convention Center to the new Oak Cliff / Bishop Arts neighborhood where Zang Triangle is. Dallas Area rapid Transit will fund the streetcar project and a stop will be right in front of the Zang Triangle project at the cross streets of Zang Boulevard and Oakenwald. We can expect to see the new transportation system running in late 2014.
