The developer acquired this parcel, along with an approved development plan in May of 2013. The original development plan called for an age-restricted Chapter 40B (Affordable) community. The new developer conducted a thorough market analysis, and as a result, opted to seek approval to remove the age restriction. The rationale for “de-aging” was to increase the community’s market share. The challenge was to orchestrate a neighborhood plan and interior designs that would readily appeal to a diverse target market. The developer exhaustively studied the existing housing stock in this quintessential New England seaside town and teamed with a renowned local architect to incorporate typical design elements as seen throughout Duxbury. Much effort was devoted to weaving the affordable townhomes into the fabric of the community. The approved elevations not only reflect the character of the town, but also set precedence for a seamless integration of market rate and affordable units. The goal for the interiors was to execute designs that meet the demands of today’s homebuyers for more efficient and adaptive living spaces. Toward that end, each of the three floor plans is distinguished by a “great room.” It is anticipated that these expansive, light-filled, open rooms will captivate the imaginations and effectively satisfy the needs of many different generations. The integration of a “great room” in the core of the homes will promote efficiency and functionality, as the space will allow cooking, entertainment, dining, work and relaxation to take place comfortably and simultaneously.
