Solutions
This 1980s carriage house had “modern styling with no overhangs,” says remodeler Halsey Platt, president of Platt Builders, in Groton, Mass. “For 25 years, all this water poured off the roof and splashed back against the building,” and that watery deluge caused the siding on the lower section of the building to rot.Platt’s crew stripped the 1,723-square-foot building down to the studs and, maintaining the original rafters, extended the roof overhangs from 6 inches to more than 3 feet. The client also wanted a copper gutter to run the length of the fascia. Not an outlandish request, but the building was out of level, so the crew had to do some calculation to get the gutter pitch right.
The crew replaced the original cedar siding with new vertical cedar boards, which have Benjamin Obdyke Cedar Breather housewrap underneath that allows the wood to breath. To prevent the lower segment of the carriage house from rotting again, the crew also installed a band of composite material and flashing.
The design extends the original single-story bump-out up to the roofline. The lower section of the bump-out contains a workshop, while the upper section — combined with a loft area — was renovated to create a new office.
Judges’ Comments
Impressed by the restrained design, which they thought was a nice nod to the original barn-like structure, the judges also liked the elegant side elevation with its clerestory windows that admit light into the garage area and office.Products
