The new mixed-use development at One Henry Adams Street occupies a full city block in the heart of the historic Showplace Square neighborhood, just south of Townsend Circle. The plan features two, independent buildings separated by a publicly-accessible pedestrian mid-block mews connecting Henry Adams and Rhode Island Streets across the 1.65-acre site. The smaller North Building has 5 floors of apartments over ground floor retail space. The South Building has a larger footprint to accommodate the development’s above-grade parking garage, which is encircled by neighborhood-serving commercial uses. Together the buildings comprise 239 apartments, 157 parking spaces (most in mechanical shufflers), residential amenity areas, and 13,140 gsf of ground-floor commercial space.

Unlike many of its urban counterparts, this high-density complex has no internal courtyards. The H-shaped South Building turns its podium garden spaces outward, creating the impression of multiple, smaller buildings lining Henry Adams and Rhode Island Streets. The project responds to San Francisco’s Eastern Neighborhood’s Plan which encourages a transition of the neighborhood from its industrial past to a more mixed use, neighborhood-serving character. The building design and choice of materials create a unique dialogue with the adjacent brick warehouses. Clean lines, classic proportions and the juxtaposition of metal, plaster and timber speak to the mingling of old and new urban forms that characterize the essence of the Showplace Square Neighborhood.
