Project Description

Village Lofts is a mixed use (apartments, retail and structured parking) development near the Johns Hopkins University Homewood campus. The project comprises 68 large, luxurious, loft apartments, 109 structured parking spaces and 13,600 sf of neighborhood retail on St. Paul Street. The apartments feature 10 foot ceilings, large windows, open plans and balconies. The exterior was designed to activate the street level with retail, awnings and outside dining on a wide, carefully landscaped sidewalk. The building facades pick up detail from neighborhood buildings while expressing that this is an exciting, vibrant midtown community.

The design intent was to create a modern building while complementing the existing fabric of the historic neighborhood.

This was accomplished by maintaining a low massing, five stories, so as not to overshadow the existing buildings.” The building façade was broken up into bays and recesses in order to relate to the rhythm of the neighboring rowhomes. The building facade picks up detail from neighborhood buildings while expressing that this is a new, exciting, vibrant midtown community.

The building was designed to be energy efficient. The tight exterior skin of the building is well insulated and employs high quality windows to promote energy efficiency. The large windows allow for the units to maximize natural daylight and minimize the need for artificial lighting.
