Whether for new construction or replacement, windows are an important design element of any apartment structure.

When construction started on the 38 residential units and commercial/retail/restaurant space at 35 South Huntington in Boston, everyone knew the windows were a key component. The 45,500-square-foot fashionable building relied on massive windows to bring light inside ... and to help create a stand-out exterior design.

Charged with crafting the unique blueprint for the multi-use space, RODE Architects looked at several major national fenestration manufacturers to supply the windows. Architects found Harvey Commercial Solutions and met with the team.

"The client initially requested us to look at windows from one manufacturer, but they were unable to create the factory-mulled sizes we needed," says Mike DelleFave, architect at RODE Architects in Boston. "Several of us had specified Harvey products in the past on projects. We asked about their capabilities and were pleased to discover they could achieve the exact profiles we needed."

Impressive Custom Windows

To put the "wow factor" into the building design, DelleFave and his team wanted 9-0 x 9-0 black painted windows with fall protection limiters. The large vinyl picture custom windows were factory-mulled over awning windows.

"Maintaining a high level design aesthetic was a top priority for us from start to finish. Harvey's ability to accommodate our glazing proposal was crucial to the success and visual impact of the final form,” says DelleFave.

Replacement Window Expertise

When it comes to massive window replacement projects, the sheer number of units makes the upgrades at Water View Village and Water View Terrace Apartments noteworthy. Five different buildings—all constructed in the 1960s with aluminum single-pane windows—received a total of 1,031 vinyl replacement windows in just 12 weeks. Plus, there were 233 vinyl patio doors and 60 Therma-Tru fiberglass doors replaced.

“Considerations we needed to factor in during the bid-out process were aesthetics, durability, energy performance, expense, and sound proofing,” says Thomas Dooley, senior regional property manager for Chestnut Hill Realty. “We’ve used Harvey Commercial Solutions in the past with great success.”

Large-Scale Replacement Project

At Water View Village Apartments window replacement work included 454 two-lite Rolling vinyl replacement windows with low-E/argon glazing and either bronze or Almond painted vinyl frames. The Energy Star qualified windows met the owner’s request for increased energy efficiency over the old windows. Nearby, at Water View Terrace Apartments, 577 bronze two-lite Rolling vinyl windows were installed with the same high-energy efficiency package.
