FROM THE ARCHITECTS:

Located in a historic district, this 5-story, mixed-use project interweaves city life from street to skyline. The 45,000 square foot program offers ground level retail spaces, twenty (20) residential units on levels 2-4, and a private office on level 5. At the street level, expansive storefront windows visually connect 6,000 square feet of commercial shops with pedestrians. Exterior tenant entries are situated at east and west ends of the single-loaded corridor; each recessed for privacy and overhead cover.

The building is carefully proportioned to blend with its historic context, while offering departures from the traditional. Brick meets the district’s material requirement, while the shifted window placement along the south façade reinterprets tradition, then terminates to the west with an expected alignment.

For both economy and clarity, the material pallet is simple: dark brick, clear glass, anodized aluminum, and weathering steel. Elements of the program are articulated in both massing and material. The circulation spine’s glass curtain wall connects the brick residential mass to the steel clad egress towers. Similarly, the brick portion is lifted from the street and delicately capped with a glass beacon.

In each of the three types of residential units offered – efficiency, one bedroom, and two bedroom – the parti is similar. The kitchen, which is centered on the living space, parallels the exterior wall and shares the wet wall functions with a primary bathroom. Each level 4 unit includes a projecting glass and steel balcony. In addition, level 4 provides an outdoor commons space – available to all tenants – which offers westward views of the downtown skyline.
