REEF Cape Cod's Home Builder was asked to design, permit and construct a modern home to replace a dilapidated cottage. The site was extraordinary, with commanding views of Cape Cod Bay. The mission was to design a home that accommodated the constraints of the lot, while maximizing the opportunities offered by the location. The abutters were very concerned that the small house was to be replaced by a 2800SF structure. The Owners were adamant about maximizing their views. And the local Conservation Commission was very agitated by the recent trimming of trees on the lot, within a wetlands area, done without the Owner's knowledge or permission. The goal was to design a home that fit nicely into the established waterfront neighborhood of smaller homes, and delivered the space and flow to accommodate an easy, relaxed, family lifestyle. REEF pursued the permitting with their standard professional approach. Artist's renderings of the to-be-built home were presented at public meetings, which greatly calmed the abutters fears. The plan was Approved, and construction commenced. Today the home offers an open floor plan, with a large kitchen space open to an oversize living room. A wall of windows overlooking the dunes and Cape Cod Bay ties the rooms together for a seamless environment, perfect for entertaining or quiet relaxation. The second floor Master Suite also boasts a huge window wall, from which you can see all of Cape Cod Bay, from the Cape Cod Canal to the Provincetown Monument. Four bedrooms (3 ensuite), a walk-in pantry, and a walkout lower level with blue stone patio and stone firepit complete the home. The Editor for Cape Cod Home magazine has selected this REEF project for a feature article in their 2014 summer edition.
