Project Description

As a result of construction of the Capitol Hill Light Rail Station in 2015, four sites on two acres in the center of the Capitol Hill neighborhood became available for development.

Portland-based Gerding Edlen was awarded the opportunity to redevelop the sites as a mixed-use/residential community centered around the transit center.

The site design is guided by a master plan envisioned by the City of Seattle. The centerpiece of this vision is a new civic heart in the form of a plaza surrounding the stations and 4 new mixed-use structures.

HEWITT is designing two sites that form the face of the development on Broadway Ave (A+C) that brace the civic plaza and connect to two additional sites (B-North and B-South).

The light rail station is a critical component of the first of several planned extensions of the original LINK light rail line. Since its opening in 2016, overall light rail ridership has doubled proving the vitality of the Capitol Hill neighborhood and deepening the impact of successful mixed-use development around the station. The architecture of the light rail station anticipates the transit-oriented development and reflects the neighborhood’s unique energy.
