Project Description
With unimpeded, sweeping views of Central Park, Circa Central Park is a distinctive addition to Upper Manhattan. Located on a prominent and highly-visible site, Circa Central Park is an 11-story, mixed-use residential building offering modern, indoor-outdoor living that draws on the vibrant culture of the surrounding Harlem community, the unique geometries of its curved site, and its adjacency to Central Park. The design solution promotes sustainability through the use of green building practices, innovative technology, and superior design. Located at the northwest corner of Central Park and on the site of a former gas station, Circa Central Park’s façade curves in response to Frederick Douglass Circle. Inside are 38 one- to five-bedroom luxury residences. In addition, the building includes 10 units designated as affordable housing, retail space, and community facility space for Millennium Dance Company and Bike New York, maximizing benefits to the neighborhood. Tiered arcs of banded glass gradually set back and peel open, shifting orientation from the roundabout toward the park. The façade—an abstract geometric composition of curves and colored fins—seeks a performative balance of panoramic views, privacy, and solar control within the residences. The building’s curved geometry is inspired by its cornerstone site and views to Central Park. Central Park’s essential character of greenery, wood, and stone, is woven into the fabric of Circa Central Park. Special attention to site lines and a progression through spaces was crafted so that rooms and spaces feel larger and more connected. Residential amenities include a state-of-the-art gym, lounge, landscaped inner courtyard, children’s playroom, ‘tween room, study room, common roof deck terrace, bike share program, and on-site parking for 50 cars. The building core and corridors face the inner court, which brings natural light to all floors. The design of the residences is inspired by light, air, and openness. Wood flooring carries from one space to another, creating an effortless, open flexibility. High ceilings and generous windows amplify the feeling of spaciousness. Circa Central Park will be a clear example of integrated sustainable design in the midst of a bustling urban intersection. The project’s features promote individual and community health, provide connections to the natural world, and ensure efficiency and conservation in resource consumption. LEED Silver certification is expected.
