Project Description

The new five-story facility in the city's burgeoning entertainment district will create 133,000-square feet of dining, retail and Class A office space. Targeting LEED certification, the building will be adjacent to the Durham Bulls Athletic Park and the 2,800-seat Durham Performing Arts Center.
Once finished in mid-2013, the complex will complete the master plan for a trio of Diamond View facilities within the historic American Tobacco Campus. Formerly an abandoned industrial manufacturing site, the campus has evolved into a hub for cutting-edge companies, restaurants and events.
Nonprofit FHI 360, a leading human development organization, announced in April 2012 that it will relocate its 400-person headquarters operations to occupy 95,000-square feet within Diamond View III.
The design of Diamond View III will bring together the architectural styles of the site's historic warehouses on one side and the more modern Diamond View buildings on the other. The building will take its material palette directly from the existing campus, featuring facades of brick, glass, metal, and a repetitious pattern of vertical openings that draw design inspiration from historic warehouse windows across the street. The building's envelope will be carved away to accentuate entries and retail storefronts, and will create tenant balconies with great views of the campus, ballpark and other Durham landmarks.
Dining and retail activities will be located at ground level. The pedestrian-friendly site will construct widened paths along Blackwell Street and will create a plaza between the Diamond View II and III buildings.
