Project Description
NYC Heath and Hospitals Corporation (HHC) commissioned Array Architects to develop the former North General Hospital site and facility for their North Campus. With a mandate to close their South Roosevelt Island facility, the Harlem campus afforded the opportunity to convert the existing acute care hospital to a 270,000 SF/201 Bed long-term acute care hospital (LTACH) and construct a new skilled nursing facility (SNF) on the adjacent site.
The new 185,000 SF/164-bed SNF is currently under construction adjacent to the future LTACH. Incorporating culture-change principles, the new nursing facility features common social and living spaces and accessible outdoor space on all floors for residents. The first floors of both buildings feature shared social, activity, religious and therapeutic spaces; the new multi-purpose community room in the SNF will be available to local community groups for special events. A single point-of-access is proposed with a new connecting concourse linking the two structures, promoting security and fostering resident and staff sense of community.
This IPD-like project is currently being delivered for the City of New York with a significantly accelerated schedule, and 18 early release construction packages. Performance incentives/disincentives that include shared cost and schedule metrics for both the contractor and design team are helping drive the success of this project. As a means to foster collaboration, the design and construction team was collocated for the entire duration of this project.
