KWA Construction, a leading general contractor specializing in multifamily developments throughout Texas, has completed construction on Kilby, a 279,288-square foot residential community in the $600 million Frisco Square, one of the most visible mixed-use developments in Frisco, Texas. The four-story, 258-unit community marks the first multifamily development in Texas by Toll Brothers Apartment Living®— a rental subsidiary of Toll Brothers, Inc., the nation’s leading builder of luxury homes— and partner Daiwa House Texas Inc., a subsidiary of the largest single-family homebuilder in Japan, Daiwa House Group.

Designed by HEDK Architects (formerly BGO), high-end amenities include a complimentary coffee bar, community-wide WiFi, a conference lounge with a catering kitchen, a club area with a dramatic double-sided fireplace and a bar and social lounge featuring draft beer and television screens. Outdoor features include an expansive boutique pool with tanning ledges and poolside cabanas, a patio with a bar, grilling stations and fire pits as well as a dog run and pet spa. In addition, the apartments offer a standalone two-story fitness center with Wellbeats™ virtual fitness and an outdoor yoga deck as well as a private phone room, extra storage space and bike storage. Residents will also enjoy peace of mind with enhanced security measures including controlled access to its structured parking garage featuring a TollTag reader, Latch smart entry to the building and residences and Package Concierge® lockers for protected delivery.
With interiors designed by Mary Cook Associates (MCA), a Chicago-based national interior design firm, Kilby’s aesthetic approach was driven by the industrial history of Frisco, and more specifically, its relationship with The Frisco Railroad. Ultimately, this tie to the iconic railway inspired the ‘elevated industrial’ personality of the interiors which comes to life through the programming, finishes and furniture. That same aesthetic approach continues into the units themselves. Kitchen features include quartz countertops, tile backsplashes, wood-style cabinets, under-cabinet lighting and Whirlpool® stainless steel appliances. Bathrooms are designed with quartz countertops, framed mirrors and sconce lighting with double-bathroom vanities in select units. Apartments come with wood-style flooring in living areas, tile in bathrooms and plush carpet in bedrooms with Texas-sized closets. In addition, residences are equipped with Symmons® plumbing fixtures, stacked Whirlpool® full-size washer and dryer, seven-day programmable thermostats and an HD local channel package. Select units also boast private balconies and walk-out patios, private fenced yards and vaulted ceilings in first floor residences.
