This new home was limited to the footprint of a previous seasonal camp on the same property. The primary design goal was to create the most flexible use of space on a limited footprint and to create a comfortable and functional setting for the owners and guests. For the guests there are different rooms to enjoy various activities simultaneously, (i.e., first floor living space, second floor gaming area, sitting area, balcony, outdoor kitchen, coffee bar on second floor, deck and dock space). The home includes 4 guest rooms with dedicated baths and an "Away Room” on first floor for quiet retreat/work space. For the owners, there consists of a Master Bedroom on first floor w/ private bath including large steam shower and attached dressing room/closet. This provides private space for owners away from guests with direct access to patio/lake. Also included is a workshop for additional storage and utility space. Some details of construction is the slab on grade construction with radiant heat and closed cell spray foam insulation, including conditioned attic space. High efficiency Pella windows/patio doors and Simpson Mastermark doors. Natural materials at exterior (cedar, stone) in keeping with Adirondack setting, but deployed with modern detailing. The major constraints we ran into with the design and build of this home were the size constraints of staying within the footprint of the original seasonal home. The building lot had it's challenges as well with soil conditions, and a sloping grade towards Lake George. We had to prevent storm water from draining towards the lake, and included landscaping details such as grass parking lot along with permeable pavers for the driveway. There are also many challenges of building on Lake George which lies in the largest State Park in the U.S. There are many governing bodies (State, County, Town, Adirondack Park, Lake Authority etc.) that have the ability to comment on the project during design, approval, and building. Another challenge was to create the modern look of the home all while incorporating Adirondack style and colors. We feel the home fits the character of the neighborhood, community, and Lake all while boasting modern and clean lines. This project deserves an award in this category because we were able to design and build a modern home with all of the latest technologies and products, all while staying within a very confined footprint, and keeping in line with a natural Adirondack style. The home fits nicely in a community mostly made of seasonal homes. We feel that the design, product selection, and style is unique and has not been seen very often in our market. The home is functional, as it provides the owners with the convenience of first floor living, and has the opportunity to support multiple guests with the extra bedrooms. The home also has many amenities such as the outdoor kitchen, upstairs gaming area, sitting areas, coffee bar, decks, docks, and many more.
