With an exceptional location and defining New Orleans ambiance, Marion is a have-it-all community. Located just outside the popular community of The Woodlands, Marion is near the many employment and entertainment districts that draw so many people to the area. Marion is zoned to schools that also serve The Woodlands, which is nearing the end of its development and is running out of options for buyers wanting a new home. And because Marion is not located within The Woodlands, but rather in Shenandoah, city taxes are significantly less. There is nothing “less” about the home designs in Marion, however. The streetscape is classic New Orleans, with architects and company leaders visiting the city and taking thousands of photographs to capture interesting elements of its distinctive architecture. The result is a neighborhood unique to the brick-and-mortar of the surrounding area, with wrought-iron balconies, working Bahamian shutters and painted brick exteriors. Home designs feature multiple porches and balconies, expansive indoor common areas and spacious master suites. The 10-acre community has a multi-use park, including an area devoted to four-legged family members. Adding to the streetscape is a New Orleans-inspired fountain at the entrance gate and a main thoroughfare lined with 275 white crape myrtles. Homeowners also enjoy carefree living with exterior maintenance and yard work included in HOA dues. Because our neighborhood design and homes were so different from what is typically found in the area, we had to produce an extensive number of renderings and development guidelines to demonstrate the quality of the neighborhood to city officials.
