Project Description
Ogilvie Hardware Lofts is a renovation project of the Ogilvie Hardware Warehouse located in the Historic District of Shreveport, Louisiana. The building was constructed in 1926 and was put on the national registry of historic buildings in 1999. However, since the 1990s, the building sat at the edge of downtown vacant and unused.
Today, Ogilvie Hardware Lofts offers a convenient lifestyle with outstanding community amenities. These beautifully appointed apartments with designer interior finishes offer style and comfort. The 92,000 sq. ft. five story building has now contains 90 loft style apartment units, with fitness, business center, pool, and play area. Large walkout balconies overlook the pool and terraced landscape court.
Our goal was to incorporate the new design within the existing shell of the structure, with very little modification to the Historic exterior. We worked together with the Historic Commission to insure we maintained the character whenever possible. As part of this process, we designed a new window system to sit adjacent to the old so we could maintain energy efficiency which significantly helped us achieve LEED Gold status. To integrate the theme of the warehouse, the unit layouts are open concept with exposed concrete columns and ductwork.
The design incorporated a terraced garden along half of the perimeter of the building which could be accessed by individual units at the basement level. In order to do that, the grade was excavated at the basement level. A challenge that we had, was we needed to protect portions of the building for sound attenuation because of the proximity to the highway.
The ultimate goal was to provide affordable housing close to downtown and maintain a high quality of life for the resident via the LEED program.
