Project Description
Conceived, designed and constructed over a period of five years, the project was designed to function as a gathering residence for a large family. Having traveled extensively, the Owners architectural theme was to simulate an African Lodge. The Builder held a design competition of four prominent architectural firms to obtain the most significant design for the project. Designed and permitted as an addition to an existing non-conforming coastal beach house, the original structure required multiple permitting efforts while the addition to the building was designed to meet rigorous requirements for buildings seaward of the State Coastal Construction Control Line. However local permitting requirements mandated the buildings be joined as one. Rebuilding the existing structure within the existing footprint allowed for an exemption to the State requirements while the addition/new construction met all of the State and Local requirements. Due to changes in the Owners program, the project was reprogrammed several times and is now currently listed for sale at a regional record listing price ($22M). Extensive planning implemented every aspect of the project from zoned occupancy so individual portions of the residence can be used without bringing the entire complex into complete and full operation when only one or two family members are in residence to state of the art energy conservation systems including geothermal heating, cooling and pool heat. The design and execution of the Project has raised the bar for both architecture and craftsmanship for the west coast of Florida. Utilization of the existing structure provided for great latitude with regard to the rigorous permitting requirements while maintaining a separate guest quarters and living area close to the ground level and beach front. The use of both exotic and indigenous materials has created a one of a kind family gathering resort, aptly named Ohana which is Hawaiian for family.
