Sweetleaf, named for a common tree found in the surrounding W.G. Jones State Forest, is a community that is being designed to complement the area’s natural environment. The land plan will incorporate open areas, lakes and waterways, and homesites and roadways will be designed to preserve existing trees and vegetation. This well-placed community is minutes from The Woodlands, a master-planned development in Houston that has become synonymous with environmentally sensitive land planning. Sweetleaf will mirror the natural ambiance of The Woodlands, with abundant waterways a unique touch from similar communities. The community’s infrastructure has presented a challenge to its development, as we have had to work with the city of Conroe to create an inner-city Municipal Utility District (MUD) and have the property annexed into the city, moves typically offered to communities at least twice the size of Sweetleaf. The creation of the MUD will not only help us provide utilities, but also allow us to feed our drainage channels into Conroe’s drainage system. Sweetleaf will feature lowland Southern-style homes nestled within the Piney Woods of the surrounding state forest. Zoned to highly regarded schools and near major thoroughfares and entertainment destinations, Sweetleaf is destined to become a sought-after community, especially as the supply of new homes in The Woodlands continues to dwindle.
